Avondale Road, Chesterfield
JCAD first met our clients during a consultation at their previous home. Unfortunately during that meeting we established that tehir current home wasn’t suitable to create the space they were looking for so they began the search for a new home. We stayed in touch during this process and offered advise of potential extensions on various homes before they chose Avondale Road and soon after having an offer accepted they appointed us to progress designs to turn what was already a beautiful, traditional three storey house into their dream home.
During the initial consultation it was noted that the property (on a street where parking was at a premium) had a substantial amount of space to the side, most of which was not needed and could be used for an extension whilst to the back of the property was a small single storey extension, although this did not extend across the entire width of the house. Beyond this there was an extensive yet slightly overlooked garden.
As a Three storey house the property already had plenty of bedrooms for the whole family. Down stairs there was a relatively large family lounge to the front which was perfect for our clients needs, however both the kitchen and dining rooms felt quite restricted. Situated side by side they both faced onto the rear garden, but felt squeezed in, creating long and thin spaces.
It was identified that the house was missing a large open plan family kitchen area. Our clients were also looking to provide an En-suite and dressing area to their bedroom as well as an office for them to study from at home.
It was also important to our clients that the home retained a more traditional and rustic charm. They wanted something which would age well and add an extra dimension to their home but at the same time it should look as though it had been there for a long time, rather than standing out as a modern addition.
We soon came to the conclusion that a small two storey extension to the side would still leave our clients with plenty of space for off street parking whilst allowing them to form an office and utility at ground level with an en-suite and dressing area above. In addition to this, the existing single storey projection should be extended accross the back of the existing house, which together with knocking the existing kitchen and dining area through would create the large open plan family space whilst still retaining the front lounge to be used as a snug during the evenings.
d into the property, as a family they found that the property gave them enough space at ground floor level but they were lacking a master bedroom suite not to mention only having one bathroom between four bedrooms on the first floor.
In order to create the appearance and feel to the property that our clients desired, reclaimed bricks were specified to contrast with the existing house but still look older and more traditional. we also formed the windows and doors in traditional timber complete with the stunning timber framed french doors to the back.
During the consultation meeting we noted that the existing garden whilst not small, didn’t offer an extensive amount of outdoor space and with a young family we should look to retain as much, if not all of this for their children to be able to play outside as much as possible without the need to go elsewhere. We noticed that the existing garage to the side was rather substantial and only had a flat roof over the top (which extended over a previous sun lounge / dining area addition to the home). There were also some rather dated areas of stone work and timber cladding which contributed to making the existing property look a little tired and in need of a lift. Again we were asked to explore ways in which we could re invigourate the property and turn it into a welcoming family home.

We were also able to add little details such as the window seat top make the most of the light to the back.
The new large family room has provided them with everything that they required whilst the addition of a utility means that all noisy kitchen appliances have been removed from teh main living areas. Whilst the new office opens up onto the rear garden, and with the addition of a “stable” door, offers a peaceful and calm space from which to work from whilst still being able to enjoy the beautiful surroundings of the homes back garden.
An added bonus to the project has come in the form of the secluded “secret garden” to the side of the extension, which is situated within the gaze of the evening sun, providing the whole family with a charming and private area to enjoy warm summer evenings with some alfresco dining.
