Housing Development on Poplar Farm, Lower Pilsley in Chesterfield
Following extensive consultations with numerous Architect and Architectural Design Practices, Poplar Farm Developments Ltd opted to appoint JCAD to produce initial designs and site layouts for a residential development to maximise the potential of a plot of land within their ownership.
After agreeing an overall site layout and house designs with Poplar Farm Developments Ltd, JCAD then successfully negotiated and achieved full planning approval for the site for Eight new family homes before preparing detailed construction drawings which subsequently received Building Regulations Approval and were issued as construction drawings for site.
Building works started Autumn / Winter 2013 with the final property complete and sold in early 2015.
The scheme is broadly detailed below.
Existing Plot – A large corner plot situated on the junctions between Rupert Street, Parkhouse Road, Pilsley Road and Locko Road. The site housed a number of poorly conditioned agricultural sheds, a small block of stables and an open air Menage adjacent the existing dwelling Poplar Farm.
Proposal – A new safe site access was designed and negotiated with local authority highways officers to the North West corner of the site, directly off of Pilsley Road and planning approval was successfully negotiated with North East Derbyshire District Council for a new residential development of Eight new family homes, varying from Three bedroom semi detached properties to four and five bedroom detached properties accessed off of a separate private driveway.
Construction of the development commenced in the Autumn of 2013 and was phased to release properties to the front of the site first with the more exclusive private homes ot the rear of the site scheduled for completion early 2015.
Utilising good quality materials, intricate construction detailing and a variety of house types the scheme sits well on this prominent plot on the edge of the village envelope and has been met with positive comments from industry professionals and residents alike.
The completed homes will generally comprise the following accommodation:

- Large Kitchen Diner
- Spacious Rear Gardens
- Plenty of green space
- An attractively finished shared driveway
